Building Managers

Our clients protect and strengthen investments in real estate. Our company helps building owners and managers protect these investments through common area planned and emergency maintenance as well as tenant move out renovations. We own and maintain commercial real estate, so we understand the concerns that owners and managers face. We also understand the financial impact of maintenance and the repercussions of letting a building slip into disrepair. We have developed processes that we follow to help us maintain properties cost effectively.

Typical projects include:
Site Inspection and Scope Development
Planned Exterior Repaint Projects
Light Pole,Curb, and Bollard Repainting
Façade Repair and Repainting
Vanilla Box Work, and Damaged Area Repair

Common Area Floor, Wall, and Ceiling Repair
and Replacement

Site Inspection
We visit properties and look at them from a maintenance standpoint. We can look for things that our experience show us typically breakdown as well as things that are starting to show wear that we can prevent from breaking down. We develop a scope of work to complete the items as well as a list of items that will need to be addressed in the future. This on-going approach to the facility, rather than the transactional approach, helps us get to know the property and keep it up to standard.

Planned Repaint and Repairs
Painting has two purposes - one protective and the other decorative. By understanding the two components, we are able to help our clients achieve the look they desire with the materials that will properly protect the surfaces. We are capable of following specifications given by the client as well as developing coating solutions for our clients when required.

Our teams work well together to achieve the goal of limiting disruption and delivering value to our clients. We schedule work with drying times, odors, and prep work coverings and noise in mind, so many of our projects are scheduled during off hours.

Through our site inspections, we are able to develop bundled repairs, driving down costs to our clients as well as raising the level of the facility. Executing a planned repaint system keeps the level of the location higher while lowering the side effects of waiting too long to repaint.

Tenant Move-outs
When a tenant moves out, a couple of things are triggered – signage must be removed, façade needs to be repaired and repainted as well as the space needing to be made ready for a new tenant. We are capable of handling this entire process.

Emergency Repairs, Graffiti, Accidents, and Weather Damage
Some repairs cannot be prevented – such as acts of vandalism, accidents, and weather damage. We address these in a case by case manner. We think through solutions that remedy the current status as well as look for ways of limiting exposure to repeat events.

Corrosion
Corrosion happens...
Buildings and facilities are combinations of raw materials molded, forged and designed to look and function for generations. The scheduled maintenance of these items is what we have built our company

Corrosion is as natural of a process as is photosynthesis and erosion. It is the inherent nature of metals to lose their electrons to the atmospheric oxygen so readily available. Our thorough understanding of corrosion processes allows our techniques to solve these issues to be creative, efficient and technically sound. Each project has it's own identity, and our project specific approach ensures that all factors are accounted for.

Industrial
Industrial painting projects are an oft misunderstood segment in the painting industry. Most surfaces that require painting in these environments involve some preparation techniques that are less than obvious. Aside from proper cleaning, a painting contractor needs to consider pH balance, hydrolysis, chemical resistance and coating/ substrate compatibility - and that's just the first coat!

A successful industrial paint project is one that employs the use of coating systems - multiple layers of resinous films - each layer serving a different function. Our project specific approach to developing work scopes has allowed our clients maintain their facilities using known principles that work, as well as insightful approaches that only experience teaches.

Industrial projects are opportune times to consider some added functionality to the project. A ceiling in a warehouse may need to be repainted to remove some dinginess and enhance worker morale, but did you know that there are coatings which can be used that actually reduce the light bill? Our clients deserve the know all the options available to them.

Interior Common Area Maintenance
Some buildings have interior common areas that need to be maintained. We are equipped to handle all flooring, wall, and ceiling maintenance and repairs. Typical projects include tile repair and replacement, door repair, painting and wallpaper work, and bathroom renovation.
